If you are looking for apartment in Humboldt, do not use Humboldt Property Management. With 3x's rent income, 725 credit, outstanding landlord references, $60 application fees, we waited 3 weeks to be turned down. Stuck paying $1000 a week for motel in Old Town. Do not waste your time or money, here. They do not help to get you in an apartment... I wonder if apartments even exist... Bless up

This management company takes advantage of students and other low-income individuals. Their properties are not habitable due to pests and many infrastructure issues. Here is my nightmare of renting with this company:

Starting out was okay, we knew it wasn’t the best place since the floors had sunken in a few spots and everything was coated a thick eggshell white, but we were desperate for a place to live.

Soon after moving in, we began to notice some greater issues: inadequate heat that guzzled gas and electricity, ants like no one has ever seen before, water shared with the neighbor that likely wasn’t being used with courtesy, and a constant sewer smell. We filed maintenance requests for all of these to which they would send someone out to ‘inspect’ the issue and there’d be no resolution. It was just the state of the property.

Then there was the ‘incident’. Our shower began to shock us while in use. We thought we were crazy to start. But then it got to the point where I lost feeling in my arm from trying to shut the water off. So we submitted a maintenance request and they sent out a team that was there the entire day and couldn’t find a resolution. They sent out a new electrician who couldn’t figure out the solution.

We began to request some sort of accommodation since there was no shower in our unit. They agreed to a per diem discount off the rent for each day we were unable to use the shower. They also agreed to a reimbursement of the previous month rent. They never did.

Ultimately, they offered us a way out: break the lease agreement at no penalty to us. It was great except we were mid-semester and didn’t know where to go.

I share this for two reasons: 1) learn from my mistakes and always consult your renter’s insurance. I was overwhelmed and a dumb college student that was just trying to survive my classes. Rely on your insurance. 2) Do not allow property management companies to try and take advantage of you. Recognize that they are a business that at the end of the day, only wants to make money. They do not care for your well-being.

Try Strombeck properties or a private landowner for your next rental. Do not rent from Humboldt Property Management

My family had such a great experience renting from this company. We got into an apartment that was bigger and less expensive than most other apartments for rent at the time. The laundry at the coin op laundry on site was only $1.50 per wash and per dry. Maintenance was quick to respond to most of the concerns we had. Neighbors were very friendly. The staff here is busy and it does take a while for a response via phone or email but I can understand that.
If you take good care of your rental, & do your best to clean THOROUGHLY, you will get most of your deposit back.. It's just part of being a good tenant.

Avoid renting from this company, as they are awful and will deduct every penny possible from your deposit. I only received $620.84 back out of my $1080.00 deposit, even though there was no damage and the cleaning took less than two hours. They claimed it took over 9 hours to clean, but that was a complete lie. This company and landlord are untrustworthy.

This company rents the house next door to me. The tenants of the house have consistently allowed trash to pile up in front of and on the s8de of their home which then blows into my yard and all up and down the street. The trash is currently piled up in the gutter blocking water flow and causing flooding in the street. I have emailed, and called the property management several times over the years, gotten no response and the issues have never been remedied. Typical slum lord property management company.

Do not use this agency. There are far better and more professional agencies in the area.

It took us almost two months of bending over backwards to get them whatever letters they asked for, just for them to not even tell us we were not offered the place we applied for. By that time, it was two weeks until I started my new job, and they did not care (they were well aware of when I'd start my job). At that point we decided to apply through a different agency, and without providing the stuff Humboldt Property Management requested, got our application approved within a couple of days. Humboldt Property Management is running a mediocre business and is a waste of time and money for anyone trying to find a place through them.

Finding housing anywhere is an exceedingly stressful process. You're vulnerable, sometimes working under a strict time table, and failure to secure housing can mean compromised prospects. Whomever is working the phones and running the website at HPM does not understand this, and I'd go so far to say does not understand basic human decency.

I have never, in all my life, dealt with someone ostensibly acting as the face of a company who picked up the phone with zero compassion every single time. Even when the company was in the wrong, even when they said submit your application no sooner than "this date" and then after waiting and waiting for "this date", decide to open/close/lock applications on a date that wasn't listed.

Why did they tell me to submit at a later date if they were only going to allow applications at an unspecified earlier date? I don't know because she hung up on me. After paying money for the privilege of them likely tossing my application into the trash, they hung up on me.

I paid extra just to get housing elsewhere so I wouldn't have to deal with this terrible company another day. Whoever is running this company could hold the phone up to a pack of wild dogs fighting over scraps and that would still be a more human response than what we got during one of the most stressful times in our lives. Do not deal with this company, don't let these guys be your first impression of Humboldt County.

Had a property showing with one of their managers last week. At the end of a showing she offered us the two bed house. We didn't say anything for a brief moment and she said if we wanted time to think about it we could have it. But my partner jumped in, telling her his answer was yes. Then I expressed that I was a yes too, that I was in love with the rental property. She seemed surprised at first, then smiled and said she'd speak with the owners. The next day we received a phone call saying we were approved for the property, and that we should expect paperwork emailed to us for a digital sign later that day (Friday, 9-23-22). In that phone call we were told that on Thursday 9-29-22, we would meet with her or a rep of Humboldt Property Management on that day to receive the keys and begin the move in process. We both signed the paperwork that same day. So now, in two days, we will be moving in!

Working with this property management was so smooth and easy compared to a lot of the other property management companies we had applied to in our search. I would recommend this management to my best of friends as well as any acquaintance I have. They are that easy to work with. If you get the opportunity to express interest in one of their properties, at least based on my personal experience, be prepared for a very smooth, easy process to get a property that will work for you.
